Renovating a beach house on the islands comes with a mess most inland jobs don't have. Salt-worn siding, warped trim, old tile that's seen twenty summers of humidity. Add a tight lot and a sandy driveway, and you've got a cleanout that needs a little planning. We're on James Island, so the islands are close to home for us, and we drop dumpsters out that way often.
Here's how we'd handle a coastal reno haul.
Picking a size for a remodel
For most beach-house remodels, a 13-yard or a 17-yard is the right call. These take the stuff a renovation actually produces: old cabinets, drywall, framing lumber, flooring, furniture you're clearing out, and yard brush if you're opening up the lot. The 13 works well for a single-room redo, like a bathroom or a kitchen. The 17 gives you more room when you're gutting more than one space or you're not sure how much the job will throw off.
If the project is bigger and you're going to fill a box more than once, we can swap it out. We pull the full one and set an empty in its place so the crew keeps moving. Rentals run anywhere from one day to thirty, so there's room to work at your pace.
One thing to keep separate: heavy material. If your reno includes ripping out a tile patio, an old brick walkway, or a section of concrete slab, that goes in a 7-yard. The 7 is the only size built for dense loads like concrete, brick, dirt, rock, sod, and roofing shingles. The bigger boxes can't take that weight. So if you're tearing off an old shingle roof and gutting the inside at the same time, you'd want a 7 for the roofing and a 13 or 17 for everything else. Placement on a sandy lot
This is where coastal jobs get their own set of problems. A roll-off is heavy, and soft sand doesn't hold it the way a paved driveway does. If we set a loaded box on loose sand, it can sink or shift, and that's no good for anyone.
So before delivery, think about where it's going. A packed shell or gravel drive is ideal. A concrete or asphalt pad works fine. If the only spot is sandy, let us know when you call and we'll figure out placement together. Sometimes the answer is putting down boards or plywood under the rails. Sometimes it's picking a firmer corner of the lot. We've set boxes on plenty of island properties, so we've seen what works and what doesn't.
Tight lots are the other piece. A lot of the older beach houses sit on narrow parcels with not much room between the house and the property line. We need a clear path to back the truck in and enough swing room to set the box down and pick it up later. If there's a low branch, a fence gate, or a parked boat in the way, clearing it ahead of time saves a headache on delivery day.
Sorting the load
Beach-house renos tend to produce a real mix. Wood, drywall, old furniture, carpet, fixtures, and then the heavy stuff if you're doing exterior work. You load the dumpster yourself, but you don't have to be an expert on what goes where. Keep the heavy material out of the 13, 17, or 22, and keep the household and remodel debris out of the 7 unless it's a clean heavy load headed for the recycle plant. If you're not sure which pile something belongs in, ask.
A few things can't go in any of our boxes. No batteries, no chemicals, no electronics. Those need their own disposal route, and we're glad to point you in the right direction even though we can't haul them.
